These strategies are tested by our experience and meet the following criteria:
  • provide significantly higher profitability than the local real estate market average and well above the local bank interest rates;
  • multiple reusability, not a one-time case that can be implemented on a unique real estate object;
  • profitability in the growing as well as the falling real estate markets;
  • scalable;
  • conformance to all applicable laws and statutes.
Below we give some examples of the investments with the use of these strategies.
Loan Secured by Real Estate
(one of dozens, all together we have issued around 60 loans)
Loan amount = ₽440 000, rate = 5%/month (60% per annum)
The loan was secured by the room in the shared accommodation unit in Krasnoselskiy District of Saint-Petersburg.
State registration of the mortgage to this room was made as collateral for the loan.
Sublease Strategy
The Office in Saint-Petersburg, Primorsky prospect, 6
Initial InvestmentTaken on 3 year lease (registered in the Federal Agency for State Registration), individual rooms are fully furnished and subleased for offices.
The place was renovated and furnished upon the conclusion of the rent agreement.

Initial Investment - ₽147 974.

During the 8 months of 2017 this object yielded ₽261 787 in profit (post-money value), what comes to 265% per annum.
The return of investments occurred on the second month of operation (rate of return – under 2 months).

Loan Secured by Real Estate
(one of dozens, all together we have issued around 60 loans)
Loan amount = ₽350 000, rate = 4,3%/month (51,6% per annum)
The loan was secured by the ½ share in 2 room flat in Frunzenskiy District of Saint-Petersburg.

The loan was issued on 10.11.17. State registration of the mortgage to this ½ share was made as collateral for the loan.

The Office in Saint-Petersburg, Sverdlovskaya nab., 14
In the photos you can see one of our objects, our office in the Sverdlovskaya Nabarezhnaya 14 in Saint Petersburg (near Finlyandskiy Railway station). The office floor space is 152 m2, and it consists of 8 separate office rooms.
The office space has been taken on lease and individual rooms are being subleased for offices. Some of the offices are facing the front of the building with a breathtaking view of the Neva River and The Smolny Cathedral!

Initial investment - ₽113 000. The object was in the good condition the initial costs were small.
In the first year this object yielded ₽ 520 000 in profit (post-money value), what comes to 460% per annum.

In the photos there is another one of our objects, the office in Primorskiy Prospekt 6, in Saint Petersburg. The office floor space is 96 m2, it consists of 5 separate office rooms.
The office space has been taken on lease and individual rooms are being subleased for offices.

Initial investment - ₽ 40 444. The object was in the good condition and partially furnished.
In the first year this object yielded ₽ 514 187 in profit (post-money value), what comes to 1271% per annum.

The Apart-hotel in Saint-Petersburg, Marata street, 28
In the photos you can see the Apartotel with 5 rooms, opened in September of 2017 in the city centre of Saint Petersburg, in Marata Street 28. The leased property was fully refurbished to turn it into a budget hotel. Currently there are 2 studios (each with individual bathroom and kitchen) and 3 rooms with common bathroom and kitchen.
Currently our ranking on Booking.com is 9.3, which is not bad at all!

Initial investment - ₽ 1 800 000.
Estimated return profitability (based on the first months of operations) is 74% per annum.

In the photos there is another one of our objects, the office in 6th Line, Vasilievsky Island, 55, in Saint Petersburg. The office floor space is 176 m2, it consists of 11 separate office rooms.
The office space has been taken on lease and individual rooms are being subleased for offices.

Initial investment - ₽ 197 818. The object was in the good condition and partially furnished.
In the first year this object yielded ₽ 588 325 in profit (post-money value), what comes to 297% per annum.
